Mini truck and construction track on Long Island N.Y

Unfortunately no lotto still have to work. LOL.
I am a window installer and it just so happen that the factory that the windows are manufactured has about 25,000 sqft of extra space not being used. So since the owner for the building is my contractor that I sub for just so happen to be half German and likes my construction vehicles that I've built. I ran the idea of a indoor construction and trucking land would be cool. And that I can get $20 a day or $100 a month for track use per person he lit up. having fun and making money off of the space that was not being used sound like good stuff to him. So he say that I can have 7 to 10,000 sqft to do it.
I am going to need sh*t load od help especially. the track planning. I will be at the expo tomorrow in PA. to have fun and seek info.
